ELAARC Inc retained by the owner as a prime consultant and the lead architect for this project. Elaarc’s involvement for the project started before acquiring the land and continued for preparing for zoning-by-law application, site plan approval application, building permit application and construction stage services.

The project includes developing the subject land to accommodate a 10-Storey residential and commercial mixed-use building. The building will consist of 814m2 commercial area on the main floor and 92 residential units on upper levels. The building steps back from the street to create terracing. Eight luxurious penthouse suites are located on the top two floors. Amenities are located on the main floor, second floor and on the third floor (rooftop patio, party rooms etc.)

A geothermal system will be implemented in place of a conventional heating and cooling system in order to reduce the carbon footprint of building & annual operating costs. Solar panels will be placed on the rooftop. From a sustainability perspective integrating solar into the buildings helps to achieve a true triple bottom line outcome, lowering costs, increasing returns, and demonstrating leadership by lowering the buildings environmental footprint. Mass timber superstructure is one of the options for the super structure. The building is expected to be a signature building in the region.
